When might you need electrical inspection?
An electrical inspection looks at the fixed installation: the panel, the circuits and the visible condition of outlets, switches and wiring. A general home inspection is a broader survey of the building. It does not replace a dedicated electrical inspection, and an electrical inspection does not survey the roof, plumbing or structure.
Common reasons to request this service
- Before you buy or renovate A specialist inspection can identify damaged equipment, overloaded circuits and work that needs a qualified electrician before you rely on the installation.
- After a fault Repeated trips, heat or a report from a home inspector that flags the electrical system are reasons to ask for a closer inspection.
What the electrician usually checks
The scope should say whether the visit is visual, which parts of the home are included, and whether any opening of equipment or further testing is extra. Local permit offices, lenders and insurers sometimes ask for their own inspection. Those requirements are local, not a single national rule.
What affects the cost
- The size of the property
- Whether testing is included or only a visual survey
- Access to the panel and equipment
- A written report
Safety
An inspection is not a repair. If the electrician finds a dangerous condition, ask what should be switched off until it is made safe. Call 911 if there is fire.
Questions
Is a home inspection the same as an electrical inspection?
No. A home inspection is a general survey. Electrical defects it notices still need a qualified electrician if you want them investigated or repaired.
